What is a buyers agent?
A buyer agent is a licensed real estate agent who searches out, locates and negotiating the purchase of property by a prospective buyer in the purchase of real estate. More and more consumers are enlisting the services of
buyer’s advocates to help them find and purchase their dream home
or investment property. Consumer advocacy groups have endorsed such
representation, and licensing laws in virtually every state are now
being reformed to enable and encourage representation for the buyer.
Whether you're a first time buyer or an experienced buyer, it is good
to know that your real estate agent has your best interests in mind
as Buyers Agents have a legal responsibility to the buyer only. Unless your real estate agent is representing you as a buyer agent, that agent is working for the seller. Isn't the agent who shows me homes representing me? Don't count on it. Until recently, real estate agents
always represented the seller, not the buyer, in real estate transactions.
Even that real estate agent who drove you from house to house looking
at properties was not working on your behalf. Exactly how does The Buyer's Agent save me money? By working on our client's behalf, we are able to assure
that you have the opportunity to: If you work on commission, why would you try to lower the price of a house for me? If we save you $10,000 on the purchase of your home, The Buyer's Agent would only earn approximately $150 less commission. Your goodwill and word of mouth advertising will be worth much more than this, not to mention our legal obligation to represent our client's best interest. When you say there is no costs to home buyers for your services, how do you get paid? The buyer's agent is paid from the transaction commission. This is the same commission which the seller agrees to pay his listing broker. Most listing brokers agree to pay a "co-operating" fee to any broker or real estate agent who obtains a buyer for the seller's property. This is the same commission amount that would be paid to any real estate agent who obtained a buyer for the seller's property. So it doesn't cost the buyer any more to be legally represented by a buyer's agent. In fact, many times it will cost the seller less, because the buyer's agent is working to get the property at the lowest possible price for the buyer! |
